Rental Polices:

These are general policies regarding our rentals. There might be specific policies that apply to specific properties, if so they will be included with any lease prepared for your stay.
Reservations:
Our office is located at 25 Main Street, across the street from the Green Mt. Inn. We are open Monday to Friday from 9 AM to 5 PM and Saturday and Sunday from 10 AM to 4 PM. Most holidays’ we are closed, but it is possible to come by appointment.   Reservations can be made in person, via email  at mckee@mckeemacdonald.com or karen@karencristvt.com, through our contact form and by calling our toll-free number 1-866-253-2502.
Payment Policy:
Schedule of Payments: One-half of the total amount due must be paid upon signing this Agreement. The remaining one-half is due no later than thirty days prior to arrival for non-holiday rentals and no later than sixty days prior to arrival for holiday rentals. If signing of this Agreement occurs less than thirty days from the commencement date for non-holiday rentals or less than sixty days from the commencement date for holiday rentals, then the full amount due shall be paid upon signing. All payments shall be mailed or otherwise delivered to Agent at its aforestated address.
Method of Payment: Payment may be made by personal check, wire transfer, credit card (Visa, MasterCard and/or Discover)
Property Damage Protector/Travel Insurance: Please see the following links for companies that offer Travel Insurance.
Security Deposit:
The purpose of the security deposit is to secure the performance of Renter’s obligations under this Agreement, including but not limited to payment for: damage, injury, deterioration, or loss occurring to the Property; any extra cleaning or repair costs in excess of the standard cleaning charge; any unreturned keys; and any long distance telephone charges. Agent shall return the security deposit to Renter, less any deductions utilized for any of the aforestated purposes as specified in a written statement accompanying the return of the security deposit, by first class, postage prepaid mail to Renter’s aforestated address within 14 calendar days from the date of expiration of the rental period. Security deposit is equal to one night’s stay (can be more for some properties or longer term rentals) and is payable via personal check, money wire or credit card. Security deposit is due upon signing the rental agreement.
Cancellation Policy:
If Renter provides written notice of cancellation at least sixty days prior to arrival Agent shall return all payments made by Renter, less a $150.00 cancellation fee and reimbursement for any credit card fees incurred by Agent. If written notice of cancellation is received at least thirty days prior to arrival, Agent shall return the security deposit and one-half of the other payments made by Renter.If written notice of cancellation is received less than thirty days prior to arrival, Agent shall return the security deposit but retain the other payments made by Renter. In the event Agent is able to re-rent the Property to another renter for the same or more rental payment as provided in this Agreement, provided however that Agent shall be under no obligation or expectation to do so, then Agent will return to Renter the security deposit and all payments made by Renter, less the $150.00 cancellation fee and any expenses incurred by Agent in re-renting the Property. Renter confirms that these remedies are reasonable liquidated damages for Renter’s failure to carry out Renter’s responsibilities under this Agreement.
Taxes and additional Fees:
If renting a property 30 days or less renters are required by the State of Vermont to pay a 9% rooms and meals tax, and a local town tax of 1%. There is a cleaning charge and a 3% rental processing fee.
Check-in/Check-out Procedures:
Check-in time is 4:00pm and check-out time is at 11:00am on most of our properties.  If we know IN ADVANCE that you would like either an earlier check-in or later check-out, we will do our best to make arrangements to accommodate your wishes.

Keys must be returned to the Coldwell Banker Carlson Real Estate office on the check-out day, no later than noon.  Upon check-out, we ask our guest to leave the home in the same general condition as it was found.  Leave the home clean, wash dishes, remove all opened food, turn down heat, shut windows, lock doors, etc.
Keys:
Please pick up the property key at the Coldwell Banker Carlson Real Estate office, located at 25 Main Street in Stowe.  If you have a large group and plan on arriving in Stowe separately, please let us know in advance.  We will be happy to give your friends directions directly to the house or condo, but we ask that you do this in advance and during our office hours of 9am - 5:00pm, Monday through Friday.
Seasons:
Off season:    April 16 - May 31 and October 17- November 14
Summer:        June 1 - September 30
Foliage:          October 1 - October 16
Winter:          November 15 - April 15


Holidays:
                        December 22 - January 3 / Christmas/New Years - (5 night min.)
                        January 14 - January 17 / Martin Luther King - (3 night min.)
                        February 18 - February 28 / Washington's Birthday - (5 night min.)

Dates may vary slightly for individual properties.  Please contact our agents for further details.  Some properties may require a minimum number of nights during holiday rentals.
Pets:
Some of our properties are pet friendly.  Pet friendly properties are noted in the property information.  An additional security deposit of $500 is required when bringing pets, subject to acceptability and approval of the owner.

Private Pools and Hot Tubs:
Some of our properties contain Jacuzzis, hot tubs, and other appliances.  We will not be held responsible for their failure to work.  In the event of a malfunction, please contact the listed property manager immediately, and every effort to have it repaired as quickly as possible.

Fireplaces:
Firewood is furnished during the winter (December through April).  You should find an adequate supply for your stay.  If you need more, it is available for purchase through local markets.

Trash:
You are responsible for your own trash removal at some properties or at the end of your stay the departure cleaning crew will remove it at your expense.  If your stay is 7 days or greater your trash will be picked up on Fridays. Ask your agent for advice if you do not know where to dispose of it, every property is different.

24/7 Emergency Maintenance:
If there is an emergency, that needs immediate medical, police or fire attention please call 911. If there is a non-immediate emergency please refer to your custom emergency sheet located on the home’s refrigerator and contact the appropriate emergency contact. If the problem can wait until morning, we would appreciate your calling us directly during regular business hours on 802-253-7358

Non-Smoking:
ALL of the Coldwell Banker Carlson Real Estate rental properties are NON SMOKING.

Lock-Out Policy:  
If you should happen to lock yourself out after hours, please call our office.  We will meet you with a loaner key, but there will be a charge.

Telephone/Long Distance Phone Calls:
Long Distance calls will be charged to you along with a $20.00 service charge.  In order to avoid this charge, please use a calling card or call collect.
Linens provided:
Most of our homes and all of the condos are fully equipped with bed sheets, towels and basic kitchen utensils.  We would suggest that you bring your special favorites, if you're planning on having particular things at hand.  You should find paper towels, and bathroom tissue to last a couple of days.  There are two grocery stores in Stowe and a number of specialty shops, if your stay is longer and you require more supplies.
As Is Condition:
All of our homes are rented in "as is" condition.  All major systems will be in working order and the home will be ready for full use, but there are times when certain items need maintenance and might not be available.  If there is an item that is very important to you during your stay please make sure to double check that it is in working order before you book.
